In Mar '25, GTA real estate saw sales volume drop 23.1% annually, though it rose 24.1% from Feb. Average prices were down 2.5% year-over-year but increased 0.8% month-over-month.
Detached homes slipped 1.8% annually, showing weakened demand for high-priced properties amid uncertainty. Semi-detached homes rose 2.9% monthly, possibly driven by affordability compared to detached homes. Townhomes saw the steepest annual decline.
Inventory is up mainly due to soft buyer demand as economic uncertainty has buyers cautious. Future interest rate moves remain uncertain, affecting buyer confidence. Still, lower rates combined with increased inventory might offer better conditions for proactive buyers.
