June GTA home sales reached 6,770, up 2.8% from May and 9.4% year over year. The average price was $1.059M, down 1.0% monthly and 3.9% annually.
Sales growth was concentrated in condos, where transactions rose 11.7% from May as lower prices and more choice drew buyers back. Condo prices remained down 9.5% annually, while tighter supply and end-user demand helped detached homes and townhouses hold up better.
Prices typically ease from the spring peak into summer, but rising sales point to demand improvement. With interest rates likely on hold, employment trending up, and inventory tightening, buyer confidence looks set to carry into Fall.
