In Feb ’25, GTA real estate sales volume was down 27.4% while prices dropped by 2.2%. Compared to the previous month, prices increased by 4.2% and volume by 4.9%.
Although activity has improved from the previous month, as it usually does at this time of year, it has not recovered at the same pace as last year. Uncertainty over the US and Canada trade war has raised concerns about affordability, causing some buyers to stay on the sidelines.
Due to the expectation in inflation, there is some added pressure on the federal government to lower interest rates. This should encourage ready buyers to act sooner but may also push others to wait in hopes of even more competitive rates.
